20 November, 2025

A major renovation will see the Gate 1 complex transformed into a vibrant destination for employees and visitors to dine, relax and connect — right at the heart of Skyfields’ industrial precinct.

Skyfields has acquired the 3,800sqm complex on the corner of Whitham Road and Horrie Miller Drive in order to modernise and upgrade the three mixed-use buildings and expand the food and beverage options for the precinct’s established business community.

The renovation is scheduled to begin May 2026 with completion expected late 2026. The property will remain open during this time, with construction to be carried out in phases.

In response to suggestions from businesses in the precinct, the project will deliver additional F&B amenities and an al fresco recreation area for customers and employees. Further client consultation is underway to guide project outcomes, with the design to include:

  • Renovation of the entire complex with contemporary interiors, exterior features and landscaping.
  • Revitalised environment – greenery, modern décor and public art curated by Voxlab Productions to create a welcoming, buzzing atmosphere.
  • Four food and beverage outlets – including two existing cafes and two new offerings.
  • Plaza-style ‘Sanctuary’ area with outdoor furniture and barbecue for communal use.
  • A ‘Breeze Way’ inspired by an inner-city laneway, leading people from the front of the building and the cafes through to the Sanctuary.

“As the heart of Perth’s most connected industrial business park, this project reflects Skyfields’ commitment to enhancing the amenities and environment for our customers and their employees,” said Chief Property Officer Dan Sweet. “With several major projects underway, we recognise the need to ensure the quality and variety of amenities support our growing community.”

Gate 1 is situated on a prime corner block at the centre of Skyfields’ 160-hectare industrial hub. The precinct is a key logistics base for blue-chip companies including Westrac, Epiroc, Border Express, Officeworks, Woolworths and Coles, with a new headquarters on the way for Pacific Energy.
